Sell your real estate and pay less taxes

Are you tired of managing your real estate? If you're ready to sell your property but don’t want to pay a lot of capital gains taxes, you can give a portion of your property to HSSW before you sell your real estate.

Give a portion of your property to HSSW before you sell your real estate and you can:

  • Save capital gains taxes
  • Deduct the fair market value of the portion of the real estate

You can also transfer your property into a charitable remainder trust (CRT) and pay no capital gains taxes when you sell the real estate and receive an income tax deduction.


Receive regular income and support the animals

Charitable Gift Annuities

A charitable gift annuity is a contract between a donor and a charity where the donor makes a gift of cash or assets to the charity and in return, receives a fixed payouts for the remainder of their lifetime. 

Your gift annuity payments are largely tax free and pay out more than 7% of your contribution. Single beneficiary annuity rates are set by the American Council of Gift Annuities as follows:

  • Age 75: 7.0% payout
  • Age 80: 8.1% payout
  • Age 85: 9.1% payout
  • Age 90 and older: 10.1% payout

Rates are lower if based on the lifetime of two beneficiaries.

In addition to an income stream, annuitants may also be eligible to take a tax deduction at the time of the original gift, based on the estimated amount that will eventually go to the HSSW after all the annuity payments have been made.


Make your gifts go farther

Bundling your Annual Gifts

If your annual gifts to nonprofits, including HSSW, do not exceed the amount of your standard deduction ($14,600 for an individual, $29,200 for a couple), consider “bundling” your annual charitable gifts from two years into one year.  

For example, rather than giving $7,500 in 2024 and 2025, give $15,000 in the same tax year (2024 or 2025).  A single person saves more from itemizing a $15,000 charitable deduction, rather than be limited to using the $14,600 standard deduction.
